Edmond is a thriving community known for its excellent schools, safe neighborhoods, and strong local economy. But for too many people—especially young families, first-time homebuyers, and essential workers—the dream of owning a home here is slipping away.

A Housing Market That’s Leaving People Behind

  • The average new home in Edmond now costs $429,000, a price that 64% of households simply cannot afford.
  • For young adults, the situation is even more difficult. Three out of four Edmond households aged 25–34 are priced out of new homes, and 60% can’t even afford a home at the median value of $282,000. These are our teachers, medical staff, city workers and community advocates that need to live here to continue helping our city thrive.
  • There’s a growing disconnect between the housing people need and what they can afford. While most residents say they’d feel comfortable buying a home between $150,000–$300,000, only 20% say they could manage a $400,000 home—yet that’s what’s being built.

A Community Under Pressure

  • Nearly one-third of Edmond households are cost-burdened, spending more than 30% of their income on housing.
  • The situation is especially for the housing market, as it’s causing a greater rental market due to the in affordability of homeownership: 47% of renter households in Edmond are cost-burdened, limiting their ability to save for homeownership or other financial goals.
  • The population of 18–24-year-olds is projected to decline over the next five years, signaling a troubling trend: younger generations are leaving because they can’t afford to stay.

A Shortage That’s Only Getting Worse

Edmond needs an estimated 8,900 new homes over the next decade to meet projected demand across all income levels. That means building at least 800 homes per year—yet over the last 20 years, the city has only approved an average of 571 permits annually. At this pace, the gap between need and availability will only grow.
